General questions we get about the land we have available:

Q: What kind of property do you have available?

A: We focus in land that is vacant and undeveloped. Some of our property may have service (i.e. sewer, water, power, etc.) but, most of our property may be completely raw (i.e. no sewer, water, power, etc.). For the majority of our listings it is likely you will need to contact the county directly to verify utilities available. We do our best but sometimes this information is hard to come by.

Q: Are all of your properties unrestricted?

A: This is a tough one to answer because it means different things to different people. In general most properties have some sort of restrictions associated with them from the county, city, or community they are on. However they vary greatly in terms of what you are allowed to do. We at Grounded Properties Land do try to locate and sell land that has minimal to no restrictions for our buyers. This means you can have animals, RVs, camp or have mobile homes on a majority of our properties. As always though we encourage our buyers to verify everything with the county or other governing body before purchasing with us. You are responsible to complete your own due diligence.

Q: How are the properties on this site different from ones I’d find on the MLS?

A: Great question! Most of the land for sale in NC, AZ and NM that you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale (think Redfin, Zillow or Realtor).  Most vacant land you will find on the MLS is lacking in listing description, pictures and is usually over priced. We have decided to skip all of that and instead offer owner finance land in NC, AZ, and NM with great pictures and clear descriptions.

Q: Are you a real estate agent that lists land for sale?

A: No, nope, never. Real estate agents can be a great resource when buying a home but with land they seem to have less to offer but still charge a high commission (sometimes greater than 10%). We think buying and selling land in NC, AZ and NM can be simple. Work with us and spend your money on the land you buy not your agents BMW payment.

Q: Can I finance my property with bank loan?

A: Short answer, yes. Better answer, work with us because its easier. We offer owner finance on every property we list for sale in NC, AZ and NM. Q: How often do you add new land in NC, AZ and NM to the site and VIP Buyers List?

Q: Do you charge any fees to buy or sell?

A: We never charge land sellers when we buy their land. In fact we typically pay all closing cost and reasonable back taxes amounts. For our land buyers we do have to charge a doc fee which starts at $89. This doc fee pays our document prep team and the amazing sales team we have at Grounded Properties Land.
